What should I do before you arrive?
If safe to do so: (1) Turn off the water source if there's a leak, (2) Move small valuables away from water, (3) Do not touch electrical outlets if wet, (4) Call us immediately. If the property is unsafe (fire, structural damage), evacuate first and call 911.

Are you licensed, bonded, and insured?
Yes. Rampart Restoration is a fully licensed, bonded, and insured property restoration contractor operating in Western Washington, including Seattle, Tacoma, and the Puget Sound region. We meet all state requirements to perform commercial and residential mitigation.
Are you certified?
Yes. Every project we manage is grounded in strict IICRC standards, the universally accepted protocols for the inspection, cleaning, and restoration industry.
Will you work directly with my insurance company?
We work alongside you and your insurance provider. We document the damage thoroughly and generate our estimates using Xactimate, the industry-standard software used by major insurance carriers. This ensures your adjuster receives clear, transparent data to help process your claim efficiently.
What will my insurance actually cover, and what is my out-of-pocket cost?
Coverage levels vary depending on your insurance plan and the type of damage involved. While we document the loss to help support your claim, we recommend contacting your insurance agent or adjuster directly to verify your deductible, coverage limits, and out-of-pocket responsibilities.
What if my adjuster's estimate is too low?
We do not negotiate coverage or fight insurance carriers. Instead, we prevent billing conflicts by providing your adjuster with undeniable, transparent proof of the damage. By using industry-standard documentation and exact photo reporting, we show exactly what was required to stabilize the property according to safety standards.
Costs and Billing Integrity
Are you going to upsell me on work I don't actually need?
No. We do not believe in scope creep or pressure tactics. We only recommend the specific actions required to protect your structural integrity and meet industry safety standards.
Are there hidden fees or change orders?
We establish pricing upfront using standard itemized estimates. If hidden damage is discovered during the mitigation process that alters the original plan, we document it immediately and update you and your adjuster before proceeding with extra work.
Damage Assessment and Timelines
How bad is the property damage really?
Every property loss is unique. Upon arrival, our team evaluates the structure to identify how far water or smoke has traveled. We will walk you through our findings on-site and explain exactly what needs immediate stabilization to prevent further damage.
What items can be recovered, and what must be taken out?
Our primary goal is always to dry and save as much of your structural material as safely possible. Materials like concrete, framing, and hardwood can often be completely restored if mitigation begins quickly. However, porous materials that cannot be properly sanitized or dried, such as heavily saturated insulation or carpet padding, usually must be removed for safety.
How long will the mitigation process take?
A typical structural drying or cleanup project generally takes 3–5 days. For Western Washington homes with severe structural losses, it can take longer due to humidity levels. Once we evaluate your specific property, we will give you a clear, realistic timeline.
Why does structural drying take multiple days?
Even if standing water is removed quickly, deep moisture absorbs into heavy framing, subflooring, and drywall. Safely drawing that trapped moisture out without warping materials or triggering mold growth requires controlled temperature, airflow, and time.
Living in the Property During Mitigation
Can I stay in my home while the work is in progress?
This depends on the scale of the damage and your personal comfort. Structural drying involves loud commercial equipment running 24/7. If the damage impacts vital areas like your primary bathroom, kitchen, or HVAC system, or if an environmental containment zone is required, it may be more comfortable to stay elsewhere temporarily.
How long before I can fully move back in?
If you do need to leave the property, you can typically return as soon as the active mitigation equipment is removed, the structural environment is fully stabilized, and any necessary safety clearances are passed.
Mold and Environmental Safety
Is the mold in my home dangerous to my family?
Any active mold growth inside a property should be treated with caution, as it can impact indoor air quality and cause respiratory discomfort or health issues. We focus on identifying the moisture source, establishing safety containment, and removing the mold safely to restore a clean environment.
Do I need environmental testing before and after the work?
For minor issues, testing is not always mandatory. However, for significant mold or environmental concerns, testing provides objective data about your air quality.
Do you handle the environmental testing yourself?
To ensure complete transparency, we do not perform environmental or mold testing. We believe hiring an independent, third-party professional to handle testing avoids a conflict of interest and ensures you receive completely unbiased results.
Will the mold or odor come back after you are done?
Mold requires active moisture to grow. As long as the initial leak, humidity issue, or water source is permanently repaired, the mold will not return. For fire damage, our professional odor removal processes target the root of the soot particles to ensure the smell is neutralized rather than just masked.
Monitoring Progress
How do you know when the structure is actually dry?
We never guess. We establish a "dry standard" based on unaffected materials in your property and track the drying progress using professional moisture detection tools.
